How would you answer the following questions? Do you understand the marketing tactics used by successful agents? 1.               How does my home compare to others currently on the market? Is it better? Do I need to repair something to make it more appealing to buyers? Should I leave it “as is” and sell it a lower price? Do I need to hire a service to help me get my home into tip-top shape, or can I do it myself?

2.               Is my personal taste or other “stuff” hiding the features and appeal of the home that potential buyers may overlook? Should I put some things into storage, so that there will be no clutter? Is my mail and other personal information put away in a drawer? Are my jewelry and small valuable items securely tucked away?   (Hint: no one ever looks in a box containing feminine hygiene products. Try it.)

3.               Is my home clean and welcoming to potential buyers at all times? Is there natural light highlighting the best features of my home? Does it smell fresh? Is the television off? Is the radio on, playing soft music so that buyers feel relaxed? If I am packing to move, do I have all of my boxes or supplies confined to one area in the home or garage? Does it look uncluttered?

4.                Is the fireplace clean? Are the accessories staged to highlight this most wanted feature?

5.               Where are my pets? Are they well behaved? Should I put them in the yard? Are they okay in the house if I am not with them?  Is their area free of debris?

6.               How does the yard look? Is it free of debris? Is the grass mowed? Are the flowerbeds free of weeds? Are the garbage cans covered? Do I need to pooper scoop?  Is the garden hose rolled up? Do I have safe, dry walkways? Is the patio furniture/barbecue area arranged to show what a great yard I have?

7.               When buyers and their agents arrive to preview my home, am I pleasant, silent and invisible to them? Do I tell my agent when buyers have previewed, and do I make sure she receives all their cards? She’ll want to contact them to get feedback!
